What is your commission?
Our commission is 25%. That percentage comes off the gross rental that is charged to the renter. Our commission covers a lot such as reservations, advertising, accounting, maintenance, housekeeping, and so much more.
How much time can I block for owner use?
We allow owners to block up to 21 days (3 weeks) for personal owner use during the in-season dates (beginning of June to mid-August). NO date restrictions outside of that time frame. If more time is needed to be blocked during the in-season we will handle that on a case-by-case basis.
Do I have to rent my house for the entire year?
No, we do not require our homeowners to have the house open for rent for the entire year. We require at minimum the months of June, July, and August. The in-season is the busiest time of the year and when we have the most bookings and make the most income.
What is the nightly minimum for renters?
We rent weekly only during the in-season and have just a 2-night minimum for the remainder of the year.
How do you handle the house cleanings?
We require every guest to pay for the departure cleaning service. The house is cleaned once the guest departs. The cleaning company then inspects after the cleaning to ensure cleanliness. The cleaning company reports any issues to the OLP office immediately.
Owners can clean the house themselves when they depart, or they may opt to pay for departure cleaning service as well.
What if a renter damages my house?
Every guest pays an Accidental Damage Waiver fee. The fee is non-refundable and is used to repair any accidental damages done to the property. The office staff will facilitate the necessary repairs with the maintenance team.
How are maintenance issues handled?
The OLP office is notified of maintenance issues by renters, housekeeping, etc. All maintenance issues are handled in a timely manner.
What happens if there is an after-hours problem at my house?
Our maintenance team has someone on call 24/7 for any emergency issues that may arise. The OLP office also has someone on call to help resolve any issues.
Do you allow renters to bring pets?
We do not allow renters to bring pets to any of the properties that we manage. The only exception is a service animal that is recognized by the ADA. Emotional support pets are not allowed.
Do you include golf cars with the rental properties?
We do not include golf cars with any of the properties that we manage. If you have one at your site, we recommend locking it in your storage shed or covering and putting a lock on it.
Do I need to leave linens, sheets, or towels for renters to use?
All that you are required to leave in the house regarding linens are mattress pads, pillows, and a quilt/comforter/bedspread. Do not leave any towels or sheets. The renter will either rent the linen package or bring their own.
Do I need to leave paper products for renters to use?
No, paper products are not required for owners to leave. However, some choose to leave a starter roll of toilet paper. Renters are required to bring their own paper products (toilet paper, paper towels, paper plates, etc.).
Am I allowed to have a locked owner closet?
Yes, you are allowed to have a locked closet or shed at the property. We recommend posting a sign on the closet letting guests know why the door is locked. We are not responsible for anything that may come missing from locked closets.
Am I allowed to have a security camera?
Yes, you are allowed to have outdoor security cameras. Cameras are not allowed inside the properties. If you have a camera outside, you must post a sign outside in a conspicuous place that makes everyone aware.
What happens if there is an eviction at my property? Will a fine be assessed to my lot lease?
We offer a violation fee guarantee. You will not be subject to the Conduct and Behavior Policy violations should an OLP rental guest be either evicted and/or arrested while on the property.
Do I need a business license? Do I have to submit my own Sales/Hospitality/Accommodations taxes?
No. Ocean Lakes Properties Beach House Rentals will serve as your property manager. We take care of collecting all taxes paid by the guests. We submit all taxes, so you don’t have to.
What if a guest files a credit card chargeback? Do I lose that income?
We absorb all credit card costs so there are no fees to you on this. If a guest files a chargeback, you are still paid. In the event we lose the chargeback case, we absorb all those costs.
Do I, as the owner, have any communication with the renters?
Ocean Lakes Properties Beach House Rentals will be the primary contact for the guests. The guests are not given any owner information.
How can I see my owner’s calendar?
We have an online owner portal that is located on our website at www.OceanLakesProperties.com. On that portal you can view owner reservations, guest reservations, block your own dates with or without cleaning, and view your monthly owners’ statements.
How do I reserve my property?
You can block dates off at your unit by logging into the Owner Portal or calling our office at 1-800-845-2229.
How am I paid?
The closing date for owner statements is the last day of the month. You will be paid for reservations that checked out within that month. The statements will show the account activity with income, expenses, and management fees. We offer direct deposit on a monthly basis. The direct deposit will be in your account by the 10th of every month. If you still want a paper check you can opt for that. The monthly statements with the checks will go out in the mail on the 10th of every month.
What do I need to do to list my property?
In order for us to go view your property and give an analysis we will need a rental management agreement filled out, proof of insurance, and a key or door/lock box code. Once received, we will go to the property when it is vacant to determine rentability and price and then reach out to you with our findings and/or recommendations.
How long does it take to get my property listed and shown on the website?
Once we do our analysis and come to an agreement, we will proceed with listing your house. This is not a lengthy process and typically will only take a few days once we take the house pictures and complete our internal paperwork.
